COVID-19 Updates

Selection/Availability

You will remain on the Wait List for a Providence Park Villa the whole time and be offered one if your name comes up. You could decide to switch to an existing villa. Your entrance fee deposits would transfer. Any payments made for upgrades to the intended new villa are non-refundable.

At the time of selection, you will need to submit a deposit equal to 10% of the entrance fee for the particular residence selected along with a completed application.

Additional details on SouthPointe apartments and pricing will be forthcoming.

Your entrance fee deposits are 100% refundable until move-in and up to 120 days after move-in. Payments for optional upgrades are non-refundable.

When you select your villa, we will give you a projected completion date. At least 60 days before, we will notify you of the exact date of availability. Your monthly fee will begin upon move-in, or 60 days after the availability date, whichever occurs first. Same for the remaining 65% of the entrance fee.

The $10,000 perimeter lot premium will apply to the following thirty-four villas, as found on the site plan document: 1, 2, 3, 4, 5, 6, 7, 33, 34, 35, 36, 37, 38, 39, 40, 41, 42, 52, 53, 54, 55, 56, 57, 58, 59, 60, 61, 62, 63, 64, 65, 66, 67, 68.

Medical approval and a signed Resident’s Agreement need to be complete 60 days prior to the start of construction.

The wait list/Platinum Program deposit ($10,000 or $5,000 depending when you applied) goes toward the 65% (of entrance fee) final payment.

Move-ins will take place by neighborhood or cul-de-sac completion. As an example, Residents can move in when all of villas 1-13 are completed.

Design/Construction

Yes. Covered porches may be screened as an option at the Resident’s expense.

Housekeeping services for SouthPointe Park (villas) will be provided once per week.

A fire rated shaft wall is required between multiple units. The wall assembly will be 12” wide will have multiple layers of drywall and 7” of insulation.

HVAC and hot water heating are independent for all houses. The proximity of homes to one another prevents us from allowing for generators.

Natural gas will be brought to the residences.

Modifications should be done by Willow Valley Communities.

The heating system in the villas will be gas fired hot air.

Lighting will be reviewed during option selections. All windows are double glazed and operable sash.

There are no common areas planned for the grounds of the villas. There is a wet pond for the apartments area. The dog park currently on the proposed SouthPointe Park site has been relocated, and now sits beside the picnic grove area.

Yes. These will be made available at the time of options selection.

Yes, if the screened porch option is chosen.

While all villas will have a covered porch, the patio is an option. If that option is not selected, this area will be grass.

Whole house humidifiers will not be permitted. Electronic air filters can be added as an option or available personal choice. Willow Valley Communities suggests as a solution the purchase of a small portable humidifier.

The garage door opening is 7 feet tall.

Villas 52, 53, and 54 are the highest; the grade falls off gradually to the Southwest and East.

Please bring the specs/sample along to your options selections meeting and we will find the product.

To clarify, in Phase 2, the cul-de-sac that includes villas 38-46 will be the first constructed. The cul-de-sac that includes villas 64-72 are expected to be the last constructed. The other cul-de-sacs and perimeter villas will be constructed “in between.”

One floor outlet is included at a typical sofa location. Additional floor outlets can be installed as an option and pricing would be determined at the time of options selections appointment.

Double pane windows with low-E argon filled. Windows are double-hung. Equipped with internal grids. Half screens are provided.

The villas are Slab-on-Grade buildings. The floors are not heated throughout the home. The home is heated with a forced air heat system. The slab is 4”-5” thick and the entire perimeter is insulated and below the frost line.

2×6 exterior walls and bearing walls.

2×4 interior walls.

Engineered trusses with 5/8” rated sheathing.

Asphalt shingles and standing seam metal roofs above windows throughout the community. There are rain-gutters installed on the home.

Site Plan/Floor Plans

Landscaping is planned between Wynnwood homes and SouthPointe homes; final grading will dictate species and size of plantings.

Mail will be delivered to outdoor clustered mailboxes by cul-de-sac or other similar grouping. Local newspaper deliver is at the Resident’s option, arranged with the paper.

Modifications can be considered as options, but will depend on the specific floor plan and placement of plumbing/electrical systems. Pocket doors are not an option for powder rooms due to privacy as well as room to install them.

Yes. Each villa includes its own elevated storage area accessible by stairway in the garage.

Willow Valley Communities does not allow grills in areas with roof coverings, but does allow these in villas outside of the covered porch.

The size of the storage area will vary by floor plan, ranging from approximately 400 to 500 sq. ft., although part of the floor area will be consumed by the HVAC unit. Thus, the net storage area will be approximately 300 to 400 sq. ft.

No. It is uninsulated space, not intended for a workshop or use other than storage.

No. Only the triplex villa complexes will have sprinklers.

It is 16 feet. A feature wall insert exists to enhance the feel.

Two of these are one story; three of them are two story. Across from villa #69 is a single story building, 25′ to roof peak, as is the one to its right. To its left is a 2 story building, 35′ to roof peak.

These features include automatic fire alarm/smoke detection, Hardiboard cement siding on exterior, fire extinguisher in kitchen.

The space between homes ranges from 20 to 40 feet.

Yes. Willow Valley Communities will provide appropriate landscaping, which will be maintained by our Grounds Department. Residents are permitted to plant annual flowers; however, they may not introduce trees, shrubs, or perennials of any kind.

The Cultural Center will be almost directly across the street from the lowest numbered villas. One would simply walk down a new road, shown on the site plan, to arrive at the Cultural Center.

Miscellaneous

Once per week housekeeping services will be provided for SouthPointe Park villas. A Resident may decline those services.

Medical approvals are handled by our Admissions Review Counselor at Willow Valley Communities.

Garbage will be picked up curbside at each villa residence.

Declining housekeeping services does not impact MSF.

A washer and dryer is included with standard offerings.

This is not under consideration at this time. A resident may take the meal plan or opt out of it. If you opt out of the meal plan, you are certainly still able to enjoy all of the dining venues on campus and simply pay as you go.

This level of operational detail is not yet known.

Willow Valley Communities will provide meal delivery service to the Residence if the Resident is receiving care for minor illness and if such service is ordered by the Resident’s physician or Willow Valley Communities Administration. Opting out of the meal plan results in a credit of $280 per person/per month.

The existing dog park on the Lakes Campus is a little over a quarter acre. When the dog park is relocated it will be similar in size. Lancaster offers two great options for those who desire a larger area to run your dog: Beau’s Dream Dog Park at Buchanan Park and Overlook Dog Park.

The Dining Credit program increases are considered independently of the annual Monthly Service Fee increase. The amount charged and value received can change and have changed at percentages different from the Monthly Service Fee increase.

Each unit will be roughed in with Yarnell security system to include control panel, two LCD keypads, and door contacts. Monthly monitoring fees will be at Resident expense if they choose to activate/utilize.

In preparation for our additional Residents coming to SouthPointe to browse and stream on the Internet, we are increasing bandwidth from 300/300 to 1GB/1GB, a 233% increase.
