Selection/Availability
What happens if we have “selected” one of the 37 and a opportunity from our current Wait List Preference Form comes up? How late in the process could we withdraw from the new construction in favor of an existing Providence Park Villa coming available? Would there be a financial penalty?
You will remain on the Wait List for a Providence Park Villa the whole time and be offered one if your name comes up. You could decide to switch to an existing villa. Your entrance fee deposits would transfer. Any payments made for upgrades to the intended new villa are non-refundable.
When it is my turn to select a Villa at SouthPointe, what do I need at that time?
At the time of selection, you will need to submit a deposit equal to 10% of the entrance fee for the particular residence selected along with a completed application.

What happens if we decide not to come to Willow Valley? Do we reach a point in terms of the new construction process where we would not be fully reimbursed?
Your entrance fee deposits are 100% refundable until move-in and up to 120 days after move-in. Payments for optional upgrades are non-refundable.
At what point must we pay the remainder of the entrance fee, move in and start paying monthly dues?
When you select your villa, we will give you a projected completion date. At least 60 days before, we will notify you of the exact date of availability. Your monthly fee will begin upon move-in, or 60 days after the availability date, whichever occurs first. Same for the remaining 65% of the entrance fee.
Which lot numbers are considered perimeter lots with the $10,000 premium?
The $10,000 perimeter lot premium will apply to the following thirty-four villas, as found on the site plan document: 1, 2, 3, 4, 5, 6, 7, 33, 34, 35, 36, 37, 38, 39, 40, 41, 42, 52, 53, 54, 55, 56, 57, 58, 59, 60, 61, 62, 63, 64, 65, 66, 67, 68.
At what point would we get medically approved and sign the Resident's Agreement?
Medical approval and a signed Resident’s Agreement need to be complete 60 days prior to the start of construction.
When do you apply the original Platinum Plan payment? On our final payment or before?
The wait list/Platinum Program deposit ($10,000 or $5,000 depending when you applied) goes toward the 65% (of entrance fee) final payment.
Please explain how the move-in process will be handled. Will we be moving in as the units or streets are completed or not until the entire Phase has been completed.
Move-ins will take place by neighborhood or cul-de-sac completion. As an example, Residents can move in when all of villas 1-13 are completed.
Design/Construction
Can you screen in the covered porch?
Yes. Covered porches may be screened as an option at the Resident’s expense.
What is the frequency of housekeeping for the villas at South Pointe?
Housekeeping services for SouthPointe Park (villas) will be provided once per week.
Is there sound proofing between duplex units? How thick and of what material is it made?
A fire rated shaft wall is required between multiple units. The wall assembly will be 12” wide will have multiple layers of drywall and 7” of insulation.
Will duplex units share any utilities such as heating and cooling units? Are back-up generators an allowable option?
HVAC and hot water heating are independent for all houses. The proximity of homes to one another prevents us from allowing for generators.
Are natural gas lines planned, or is it propane?
Natural gas will be brought to the residences.
After moving in can residents add shelves/cabinets to their garage, etc? Or must this be done by WVC?
Modifications should be done by Willow Valley Communities.
Will you be able to choose gas or electric stove no matter which unit selected, or is that feature pre-determined?
Yes; Residents may select gas or electric stove in any villa.
Can the covered side porch adjoining the dining room be upgraded to a sunroom/all-season room?
No. The porch may be screened as an option.
Can I add ceiling fans?
Modifications should be done by Willow Valley Communities.
Will there be a built-in storage bench and coat hooks in the entry/mud room?
No, but this can be provided as an option.
Will there be any sort of crawl space under the units, or are they being built on a cement slab?
SouthPointe Park villas will be built on slab.
What type of heating system is planned for the villas?
The heating system in the villas will be gas fired hot air.
Can we substitute vinyl flooring for carpet?
Yes, as an option.
We're looking for interior plans that show floor plan with window details like window seats, lighting, glazing (double or triple), open or not, etc.
Lighting will be reviewed during option selections. All windows are double glazed and operable sash.
Three areas, one in phase-1 and 2 in phase-2 seem to be designed as common areas, are they designated for specific purposes? Like dog park?
There are no common areas planned for the grounds of the villas. There is a wet pond for the apartments area. The dog park currently on the proposed SouthPointe Park site has been relocated, and now sits beside the picnic grove area.
When can we see what is considered standard regarding finishes and appliances and what is considered an upgrade. Along with that, prices for various ugrades seem important information to have in advance of design sessions for budgeting purposes. When will that information be available?
Questions on finishes will be discussed at the Options Selections appointment.
Slab construction can result in very chilly floors~will there be good insulation between the concrete and hardwood/carpets?
Insulation is planned at the perimeter, not the entire floor.
Do you have a choice of pavers for the optional patio?
Yes. These will be made available at the time of options selection.
Can a door be added from the covered porch to the patio?
Yes, if the screened porch option is chosen.
Can the covered porch be enclosed with windows & screens to facilitate year around use?
No, but it may be screened.
Will any of the following be availabe as options? 1) Chair height toilets. 2) Gas outlet on the patio for a grille to avoid propane cylinders. 3) Heated floors in the baths, or other areas 4) Drains in the garage to remove melted snow. 5) Hose bibb in the garage.
1) If you mean ADA, yes. 2) Yes. 3) Yes. 4) The garage floor slopes to exterior; there is a hose bibb in the garage.
If you opt not to have a patio will that designated area be landscaped in some manner or just planted with grass?
While all villas will have a covered porch, the patio is an option. If that option is not selected, this area will be grass.
Does the HVAC system include an electronic air filter and a humidifier? If not, can they be added at extra cost?
Whole house humidifiers will not be permitted. Electronic air filters can be added as an option or available personal choice. Willow Valley Communities suggests as a solution the purchase of a small portable humidifier.
How tall is the garage door opening?
The garage door opening is 7 feet tall.
If you consider "land elevation" for the entire development phase 1 & 2, which units are at the highest elevation points?
Villas 52, 53, and 54 are the highest; the grade falls off gradually to the Southwest and East.
If we are unable to find a backsplash tile for the kitchen among the choices you offer can we provide our own tile for WV to install?
Please bring the specs/sample along to your options selections meeting and we will find the product.
It was indicated that for Phase 2, houses will be built "from 38 up and back to 68". Does this mean that building will start with 38 and proceed around the perimeter until reaching 68? If so, in what order will building of the remaining villas (69-88) take place?
To clarify, in Phase 2, the cul-de-sac that includes villas 38-46 will be the first constructed. The cul-de-sac that includes villas 64-72 are expected to be the last constructed. The other cul-de-sacs and perimeter villas will be constructed “in between.”
What are the green outlined areas, one near unit 1, one near units 63-66, and one near the Violet Ave. entrance?
These are swales.
Would you please elaborate on what you mean by "hardwood floors in selected areas of the home"? Where exactly are you planning hardwood floors?
Please see the full collection of floorplans at the ‘Resources’ tab of the website. These include a visual key that makes it easy to see which flooring type is standard in what area of the villa.
Can electrical outlets be install in the floor in the living room and study for lamps and electric recliner?
One floor outlet is included at a typical sofa location. Additional floor outlets can be installed as an option and pricing would be determined at the time of options selections appointment.
Are the windows equipped with double or triple panes, and screens?
Double pane windows with low-E argon filled. Windows are double-hung. Equipped with internal grids. Half screens are provided.
Are the floors heated in any way and how tick is the slab?
The villas are Slab-on-Grade buildings. The floors are not heated throughout the home. The home is heated with a forced air heat system. The slab is 4”-5” thick and the entire perimeter is insulated and below the frost line.
Are 2x4 or 2x6 used in framing and roof?
2×6 exterior walls and bearing walls.
2×4 interior walls.
Engineered trusses with 5/8” rated sheathing.
What is used for roofing, and is the roof equipped with gutters?
Asphalt shingles and standing seam metal roofs above windows throughout the community. There are rain-gutters installed on the home.
Site Plan/Floor Plans
The homes on the plan that border the Wynwood Drive neighborhood do not show any natural borders (trees, walking paths, etc.). Are any planned?
Landscaping is planned between Wynnwood homes and SouthPointe homes; final grading will dictate species and size of plantings.
The Whitby floor plans show no windows on the sides. Will the ones that are not part of the Triplex (#57 & 61) include windows on the sides?
Single Whitby styles will have windows on sides.
How will we receive our mail at our South Pointe villa? Will there be local newspaper home delivery?
Mail will be delivered to outdoor clustered mailboxes by cul-de-sac or other similar grouping. Local newspaper deliver is at the Resident’s option, arranged with the paper.
Can a modification be made to the Floorplans for a pocket door to be added to the doorway from the master bath to the laundry room ILO the door that swings open into the laundry room for all four floorplans and for the powder rooms?
Modifications can be considered as options, but will depend on the specific floor plan and placement of plumbing/electrical systems. Pocket doors are not an option for powder rooms due to privacy as well as room to install them.
Do the new villa's have storage? If so where?
Yes. Each villa includes its own elevated storage area accessible by stairway in the garage.
Will there be any restrictions on charcoal grilles/ gas grilles/ smokers?
Willow Valley Communities does not allow grills in areas with roof coverings, but does allow these in villas outside of the covered porch.
What is the size of the storage above the garages in phase I?
The size of the storage area will vary by floor plan, ranging from approximately 400 to 500 sq. ft., although part of the floor area will be consumed by the HVAC unit. Thus, the net storage area will be approximately 300 to 400 sq. ft.
Can the storage area above the garage be developed as a small workshop with power and water?
No. It is uninsulated space, not intended for a workshop or use other than storage.
Will each villa have a sprinkler system?
No. Only the triplex villa complexes will have sprinklers.
Have you determined the answer to the question raised at the large meeting about how square footage is measured? The person asked if the square footage was living area only or if it included garage space.
Square footage numbers include the air conditioned space only (i.e., no garage, no attic, no covered exterior porches).
What is the length of the entry hall in the Marlow?
It is 16 feet. A feature wall insert exists to enhance the feel.
The site plan shows 6 buildings as part of the Memory Care Center complex. What is the planned height of the buildings, for example across from Marlow #69?
Two of these are one story; three of them are two story. Across from villa #69 is a single story building, 25′ to roof peak, as is the one to its right. To its left is a 2 story building, 35′ to roof peak.
Please discuss the fire safety features of the new villas.
These features include automatic fire alarm/smoke detection, Hardiboard cement siding on exterior, fire extinguisher in kitchen.
There seems to be some kind of man made feature indicated on the site plan. They appear as lines around , for instance units #11 and #23. What do they signify?
These are 3-4 feet high retaining walls made of stone or other masonry material.
The floor plans do not show the location of the HVAC equipment, only the hot water heater. Where with the furnace/AC unit be located & where will the external compressor be located?
HVAC is in the attic. The condenser is at the rear or side of home.
Will there be access to water either in the garage or outside for the purpose of watering flowers or washing your car?
There will be a faucet in the garage to which to connect a hose.
Approximately how close are the villas to one another?
The space between homes ranges from 20 to 40 feet.
The site plan shows a lot of foliage/trees in Phase 1, but there doesn't appear to be any foliage/trees in Phase 2. Does this mean that Phase II will not have any trees or foliage?
No. Phase 2 will reflect the same kind of landscaping that is represented visually in Phase 1.
Will shrubs be placed in front of Villas? Will the grounds department maintain them? Can flowers be planted in the area?
Yes. Willow Valley Communities will provide appropriate landscaping, which will be maintained by our Grounds Department. Residents are permitted to plant annual flowers; however, they may not introduce trees, shrubs, or perennials of any kind.
Will there be walking access or shortcut between SouthPointe and the Cultural Center during the time period before construction on the apartments and Memory Care Center begins?
The Cultural Center will be almost directly across the street from the lowest numbered villas. One would simply walk down a new road, shown on the site plan, to arrive at the Cultural Center.
I note that earlier versions of the Marlow showed what appears to be a window seat in the 2nd bedroom but the most recently released floor plans do not show the window seat. Which is true?
There is no window seat in the Marlow’s second bedroom.
Miscellaneous
Are housekeeping services optional?
Once per week housekeeping services will be provided for SouthPointe Park villas. A Resident may decline those services.
Are the medical approvals to be done with our physicians in NC or by Willow Valley's physician in PA?
Medical approvals are handled by our Admissions Review Counselor at Willow Valley Communities.
Is garbage pickup at each residence, or at a central point within SouthPointe?
Garbage will be picked up curbside at each villa residence.
If you decline housekeeping services, how much is your MSF decreased?
Declining housekeeping services does not impact MSF.
How does the meal plan work?

Does a resident have to purchase a washer and dryer?
A washer and dryer is included with standard offerings.
We would like to use some dining but not as many meals as are included in the meal plan. Will Willow Valley consider offering a dining plan options with less Dining Credits?
This is not under consideration at this time. A resident may take the meal plan or opt out of it. If you opt out of the meal plan, you are certainly still able to enjoy all of the dining venues on campus and simply pay as you go.
Are Medical alert pendants (GPS locators that can be worn throughout out the entire campus) part of the medical alert system?
No, as pendants only work within a certain distance of the resident’s home.
What are the plans for Blue, Yellow, and on demand transport for SouthPointe?
This level of operational detail is not yet known.
If you are ill and can not go out for meals for a brief period of time can meals be delivered with the meal plan to the villas? Also if you opt out of the meal plan what is the reduction in your monthly fee?
Willow Valley Communities will provide meal delivery service to the Residence if the Resident is receiving care for minor illness and if such service is ordered by the Resident’s physician or Willow Valley Communities Administration. Opting out of the meal plan results in a credit of $280 per person/per month.
Are the phone, TV and internet charges on exhibit A all inclusive or or there additional fees for taxes etc that are added on and if there are what are the additional fee categories for example taxes, line maintenance etc.?
The phone, TV, and internet charges are all inclusive.
What is the size of the present dog part? What is the size of the planned dog park when it is relocated, an acre? I read in a blog that the present dog park was an acre but I do not believe the present one is that large. Large dogs need more room to chase and fetch with out worry of them running into the fence.
The existing dog park on the Lakes Campus is a little over a quarter acre. When the dog park is relocated it will be similar in size. Lancaster offers two great options for those who desire a larger area to run your dog: Beau’s Dream Dog Park at Buchanan Park and Overlook Dog Park.
How is the Dining Credit affected by annual increases?
The Dining Credit program increases are considered independently of the annual Monthly Service Fee increase. The amount charged and value received can change and have changed at percentages different from the Monthly Service Fee increase.
Is there a security system installed in each villa? Will there be a separate monthly fee associated with activating it?
Each unit will be roughed in with Yarnell security system to include control panel, two LCD keypads, and door contacts. Monthly monitoring fees will be at Resident expense if they choose to activate/utilize.
Please discuss how the villas in SouthPointe will be connected to the campus-wide IT network, specifically internet access and cable television.
In preparation for our additional Residents coming to SouthPointe to browse and stream on the Internet, we are increasing bandwidth from 300/300 to 1GB/1GB, a 233% increase.
